The resort is situated in the One Za’abeel development, which has two buildings and the longest cantilever in the world, The Link, which floats 100 metres above the street. The hotel’s interiors were designed by Jean-Michel Gathy and include a neutral colour scheme with subtle sand pattern in the textiles, artwork, and sculptural lighting.

The hotel will feature the first corner suites from One&Only, such as the Grand Panoramic Suite, which has a 180-degree view of Dubai’s skyline. While the Creative Suites include acoustic panelling and the newest AV technology, the Sanctuary Suites have a massage table, a stretching and meditation area, exercise equipment, and in-room spa services.
Three living spaces are available in the Royal Suite, including a lounge with a separate bar, a dining area with room for ten people, and a personal sitting room. A number of two-story areas are also introduced by the resort. The Villa One penthouse, with a floor area of 755 square metres, is described as a “contemporary Arabian reimagining of One&Only’s signature beach villas at a lofty new height.”
Dining options include creations from Michelin-starred chefs including Tetusya Wakuda, Bo Songvisava, Dylan Jones, Mehmet Gurs, and Anne-Sophie Pic. One&Only’s beach club concept Tapasake is located above The Link and offers visitors the UAE’s longest infinity pool, cabanas, cocktails, and modern Japanese-Peruvian cuisine.
The Garden, which is located on level 4, has lush tropical landscaping, a family pool designed like a lagoon, and a swim-up bar. StreetXO by Dabiz Munoz and the elevated Indonesian idea Andaliman can be found on the Garden level.
Additionally, the resort will have a Spa Clinic, a cutting-edge fitness centre, a KidsOnly Club, and exclusive shopping stores.
The Dubai World Trade Centre and Za’abeel Park are both within walking distance of One Za’abeel. It takes 10 minutes to drive to the DIFC, Downtown Dubai, Business Bay, and Dubai International Airport.
